The Terms of Use are written in the masculine gender for convenience only, but they are intended for both men and women.

1. Acceptance of the terms of use

2. Sublet Israel provides an advertising platform for property lessors, whether they are property owners or tenants authorized to sublet the property (hereinafter: "Sublet").The advertiser") who wish to rent the property for short or long periods (hereinafter: "The property"F"The ad" respectively) to the general public interested in renting properties for short periods, whether as tenants or as sub-tenants (hereinafter: "Looking for the property"). Sublet Israel provides the advertiser with the website as a platform for displaying the properties only. Sublet Israel is not the lessor or owner of the properties and Sublet Israel should not be seen as having any responsibility for them, directly or indirectly. Sublet Israel is not a party to the transaction between the advertiser and the property seeker.

3. Registration and access to the website

1. Sublet Israel reserves the right to refuse to allow access to the website to any end user in its sole discretion.
2. Registration on the site, including the creation of a username and password, is personal and is not transferable, for or without consideration.
3. The end user is obligated to personally secure the password received from the site. The end user is fully responsible for any action taken from his account. Sublet Israel will not be liable for any damage caused by a hack into an account caused by a user's negligence in maintaining his password.
4. When registering on the site by the property seeker and/or the end user and/or the advertiser, Sublet Israel reserves the right to send notifications and email and SMS messages to the property seeker and the advertiser.
5. The end user hereby declares that he has the legal capacity under the law to use this site and to commit to a contract (booking a property or advertising a property) in accordance with the law. It is hereby clarified that the use of the site by minors is subject to the approval of their parents or legal guardian. To the extent that the end user is under the age of 18, he is required to ask his parents or legal guardian for permission before using the site, and when the end user uses the site, he declares to Sublet Israel that he has received such permission - after his parents or legal guardian have carefully read the terms of use. The responsibility for the use and supervision of viewing and use of the site applies solely to the end user, his parents or legal guardian, and the end user hereby releases Sublet Israel from any liability in this regard.

7. In order to advertise a property on the site, the advertiser must first register on the platform and create a user profile. After creating the user, the advertiser can create an ad advertising the property or parts of it that he wishes to rent for short periods by filling out the designated form on the site. After the form is filled out by the advertiser, Sublet Israel will be entitled (but not obliged) to upload the ad to the platform based on the content of the ad.
8. The property seeker may send a message to the advertiser via the Sublet Israel messaging system and/or via SMS and/or via WhatsApp messaging software. In such a case, the site will send a notification to the advertiser that a message has been received from the potential tenant via email or SMS and the advertiser may or may not respond via the site's messaging system or via a return message via SMS or WhatsApp.
9. After the property seeker books a stay from the advertiser through the website, Sublet Israel will send the advertiser and the property seeker a notification about the new booking.
10. The advertiser undertakes to maintain the details of the buyers who contact him as part of the order and not to misuse them or transfer them to a third party.

4. Cost of using the site and payment terms

1. The end user's right to place an order on the site is free of charge other than the total cost of the order.

2. As part of the terms of use of the site and for the benefit of advertising, receiving orders and inquiries from end users on the site involves payment according to the advertising package selected by the advertiser. Payment for the advertising package for the site by the advertiser is made in advance each month. Sublet Israel reserves the right to change the rates of the aforementioned advertising packages from time to time in accordance with its sole discretion.

3. Prices displayed on all properties and reservations include VAT at the applicable rate, unless otherwise expressly stated.
4. The selection of the advertising package by the advertiser constitutes a binding order to pay the full amount offered for it.
5. Billing of end users and/or property seekers by the advertiser. Subject to all terms and conditions set by the user in the contract with him. Inquiry of payment terms from advertisers on the site is the sole responsibility of end users and/or property seekers on the site. Sublet Israel is not a party to the end user's agreement with the advertiser. Sublet Israel will not take any responsibility for the contract and terms set between the end user and the advertiser.
6. All tax payments applicable to the end user, both the advertiser and the property seeker, will apply to them and them alone, and it is clarified that Sublet Israel will not bear any tax payments for transactions carried out on the site.

5. Website content

We strive to provide you with the information presented on the site without interruption, but due to technical considerations, third-party or other malfunctions, there may be interruptions in the availability of the site. Therefore, we cannot guarantee that the site will be available to you at all times and no financial or other compensation will be provided due to the interruption of service / downloading of the site.

6. Cancellation Policy

1. When canceling a transaction, the end user or property seeker must contact the advertiser and act in accordance with the cancellation/refund policy established by the advertiser. Any payment made directly to the advertiser is not the responsibility of Sublet Israel. The end user hereby releases Sublet Israel from any liability in connection with this payment.

2. The advertiser who wishes to cancel the ad that has been published on the site can do so at any time by using the cancellation button located in the personal area of ​​the site. An advertising package for which payment has been made and the advertising from which payment has been made cannot be offset or refunded or credited. It is the advertiser's responsibility to cancel the advertising package for which payment has been made and payment will be stopped starting from the next billing cycle or until the end of the validity of the advertising package.

7. Ad Management Policy

1. The site reserves the right not to approve an advertisement that is inappropriate or does not meet the site's standards or that is prohibited from publication under the laws of the State of Israel. 8. Intellectual Property

11. Currencies and exchange rates

The Site may display prices in different currencies, i.e., NIS, EUR, USD, etc. These prices are based on a conversion of the source currency based on exchange rates received from external providers. 12. Prohibited activity

2. The property seeker will not contact the advertiser for purposes other than renting the advertised property.
3. Any activity related to fraud, advertising of third-party assets, or any other illegal activity is prohibited.
4. Any activity that infringes third-party rights such as trademarks, patents, copyrights, trade secrets or any intellectual property rights of any kind is prohibited.
5. Any activity that violates the privacy of any person is prohibited, as detailed in detail. In the privacy policy of this site.
6. Any activity that constitutes defamation of any person, defamation or harassment of any person is prohibited, including but not limited to, activity that harms or is likely to harm, directly or indirectly, the reputation of the site or that defames the site, etc.

4. The advertiser undertakes to act in accordance with the provisions of any law in his contacts and engagements with the guests, including without derogating from the generality of the foregoing, the provisions of the law regarding cancellation of a transaction and privacy. The advertiser will also ensure that the property is safe for use in all respects. The advertiser undertakes to be insured with the appropriate and adequate insurance coverage in connection with the visit and stay of guests at the property, including coverage for damage to a third party if caused in connection with the property. The advertiser of the property declares that Ballet Chair Israel is not responsible, directly or indirectly, for any damage caused by the guest staying at the property, and any damage caused to a third party by him.
5. Any right or remedy of Sublet Israel in accordance with the Terms of Use shall not be derogatory to any other right or remedy of Sublet Israel that exists under law.
6. These Terms of Use do not constitute a contract in favor of a third party and do not grant any rights to any third party.
7. No waiver, failure to act, or extension granted by Sublet Israel shall be deemed a waiver of its rights under the Terms of Use or under any law, and shall not constitute a precedent for any other case, nor shall it prejudice the right of Sublet Israel to exercise its rights at any time, and no claim shall be made regarding the waiver or suspension of its rights.
8. The law applicable to the actions on the site and the terms of use is Israeli law only. The unique and exclusive jurisdiction to hear any claim or request that may be filed in connection with these terms of use is vested in the competent court in Hadera.
